It has warmed up around here a bit making it a lot nicer. My thermometer reads 26° F or -3° C. A far cry from temperatures of 30 below just a few days ago, and if one added on the wind chill it was lower than 40 below. A few places just outside the city of Calgary got down to -42° C or 44 below in Fahrenheit, and that was also without the wind chill!
So, what does that have to do with anything? A lot of bad things happen when it gets that cold. I looked after the maintenance for our condo corporation for a few years, and I also edited our in house newsletter. One of the thing I always covered was the need to prepare for winter in our condo apartments. Our apartments are heated by a central boiler, and hot water is distributed to each apartment where the water flow is controlled by a thing called a Zone Valve. A wall thermostat will control the zone valve, turning it either full on or full off. They work pretty good usually.
There is a problem with people who like to have “Fresh Air” in their place and open a window. Cold air drops to the floor from the opening, and when there is no water flow in the baseboard heating system, it can freeze in a very short time. When that happens the heating pipe bursts and when the water valve turns back on again, the apartment is flooded with hot water! This will often get into the apartment below, or on either side and the results are very expensive. The message in all this is to make absolutely sure that your windows stay shut during extreme winter conditions.
Another item I always put in as a reminder to the good folks in the villas, was to turn off the outside taps in the fall before freeze up. Then drain the system so that the water in the line does not freeze and burst the pipe. But I have a frost free hose tap, you say. That is fine as far as it goes, but if you leave the hose connected, the water in the frost free tap will freeze since it is prevented from draining by the hose. First warm day, or you turn on the water in the spring, the water will flow from the burst pipe and cause a lot of damage before it can be shut off. So, turn off and drain your outside taps and remove the hose. Both you and your insurer will be a lot happier.
Away back in the day, I always posted these reminders in our newsletter, but since I don’t write the paper any longer, nor do I have anything to do with maintenance, the reminder seldom gets out.
